5th & Magnolia | Fort Worth, Texas

5th & Magnolia is a four-story mixed-use development at the corner of West Magnolia Avenue and 5th Avenue in Fort Worth’s Near Southside.

Designed and developed by Oxley, the project brings together a ground-floor restaurant, two floors of boutique office space, and two penthouse residences within a compact urban building shaped by the character of the neighborhood.

The design responds directly to the street, with a strong pedestrian edge, generous storefront glazing, articulated masonry, canopies, landscaping, and public-realm improvements that reinforce the walkable character of Magnolia Avenue. While contemporary in execution, the architecture draws on the proportion, rhythm, and permanence of older urban buildings, an approach summarized by the project’s guiding idea: New Construction. Old Soul.

The result is a small-scale mixed-use project intended to feel both new and familiar: active throughout the day, connected to the neighborhood, and designed to contribute meaningfully to the evolving fabric of Near Southside.
